Your First Inspection

Follow these steps to create and complete your first inspection in Lumos.

1. Create a Project

  1. Tap the + button on the Projects page
  2. Enter the property address
  3. Add client information (name, email, phone)
  4. The app automatically fetches a Street View image of the property
  5. Tap Create to save the project

You can also send a form link to your client so they fill in their own information.

2. Create an Inspection

  1. Open the project you just created
  2. Tap Create Inspection in Quick Actions
  3. Choose a template — Select from available inspection templates (e.g., BNQ 3009-500 for residential)
  4. Optionally add services with prices (a draft invoice is created automatically)

3. Inspect Each Section

Each inspection is organized into sections and subsections defined by your template.

For each subsection:

  • Set the Inspection Status (inspected, not inspected, inaccessible, or absent)
  • Set the Inspection Method (visual, physical access, instrument, etc.)
  • Fill in any Template Items (checkboxes, dropdowns, text fields)
  • Add Findings with severity and photos

When you check a finding or select an option, the status automatically changes to “Inspected”.

4. Use Quick Capture

The most efficient workflow uses the floating action button (+) at the bottom of the screen:

  1. Tap the + button anytime you spot an issue
  2. Capture your observation (text or voice)
  3. Snap photos directly
  4. The app automatically classifies the finding into the correct section
  5. Review all captured findings later in the “To Review” section

5. Generate the Report

  1. Review all sections and findings
  2. Tap the menu (three dots) and select Preview PDF
  3. The report includes your company header, all findings with photos, severity indicators, and your digital signature

6. Send to Client

  1. Open the project and tap Send to Client
  2. Select which documents to include (report, invoice, agreement)
  3. Tap Generate — the client receives a single link to everything
