Privacy — overview

Lumos handles sensitive data: inspector personal information, client contact details, photos of private buildings, detailed technical observations. This section explains how Lumos protects this data, what you control, and what your rights are.

Lumos is a Quebec company (Lumos Intégrité Inc., headquartered in Mont-Saint-Hilaire). Its policy complies with:

  • The Act respecting the protection of personal information in the private sector (CQLR, c. P-39.1), as amended by Law 25.
  • Applicable Canadian federal laws.

Lumos designates a Privacy Officer: Sébastien Malherbe, reachable at privacy@lumos.property.

Principles Lumos applies

  • No sale, no rental, no commercial sharing of your personal data with third parties for independent purposes.
  • You retain ownership of your inspection data (reports, photos, observations). Lumos acquires no ownership rights.
  • No use of your data to train AI models without your prior written, explicit consent.
  • Primary hosting in Canada (Montreal) for the database and file storage. Some specialized vendors are in the United States; each one underwent a Privacy Impact Assessment (PIA) before any transfer.
  • Direct human communication: for any question, you write to privacy@lumos.property and a real person responds, not an automated system.

Who this chapter is for

Inspectors (primary users)

The entire section concerns you directly. You are the person who creates the account, collects inspection data, and transmits your client’s contact details to Lumos. You have both rights over your own data (Law 25) and responsibilities toward your client.

Clients (buyers, sellers, owners)

If you are a client who received a report via Lumos and ended up here, know that:

  • Your contact details were transmitted to Lumos by your inspector, under the inspector’s authority.
  • Lumos may contact you to offer complementary services, with an unsubscribe option in every communication.
  • You can exercise your Law 25 rights directly with your inspector (responsible for processing your data) or with Lumos for what concerns commercial communications.

See Client data.

This section vulgarizes and summarizes. For the official, legally binding texts, two documents:

  • Privacy Policy — accessible from Settings > Privacy > Legal Documents, or directly at /legal/privacy.
  • Terms of Use — same place, or /legal/terms.

Last revision date is shown at the top of each document.

How this section is organized

  • Data collected — What Lumos collects about you and how it is used.
  • Audio capture consent — The only data transmitted to a foreign vendor in real time; how to enable, disable, and inform people present.
  • AI and data — How Anthropic and OpenAI are used, your inspector responsibility, and Lumos’s stance on training.
  • Client data — What Lumos collects about your clients via you, and the commercial framework for complementary services.
  • Your Law 25 rights — Access, rectification, deletion, portability, consent withdrawal.
