Data collected and how it is used
Lumos collects several categories of data during your use of the platform. This page lists these categories, explains why Lumos needs them, and clarifies the fundamental principle: you retain ownership of your inspection data.
Four data categories
Identification information
Collected at account creation:
- First and last name
- Email address
- Phone number (optional)
- Billing address
- Business name or RBQ license number (optional)
- Affiliation with professional association (AIBQ, APCHQ, etc.)
This data appears in your reports (inspector card), service agreements, and invoices. You modify it at any time via My Profile.
Inspection data
Collected as you work on the platform:
- Voice recordings and transcriptions
- Photographs and media files
- Inspection observations and notes
- Information about inspected buildings
- Generated inspection reports
This data is Client Data as defined in the Terms of Use. You retain full ownership. Lumos acquires no ownership rights over it.
Technical and navigation data
Collected automatically when you use Lumos:
- IP address and device information
- Browser, operating system, version
- Pages visited, session duration, interactions
- Error logs and performance data
- Session identifiers and cookie data
This data is used to operate the platform, detect anomalies, and improve user experience.
Payment data
Collected via Stripe (our payment processor):
- Lumos does not store your credit card information.
- Lumos only receives transaction confirmations and billing information for accounting purposes.
To modify your payment method, go through the Stripe portal accessible from your Lumos Subscription.
The Client Data principle
This is the central concept to understand:
You retain full ownership of your inspection data. Lumos hosts it, processes it, and lets you use it, but you remain the owner of its contents.
Concretely, this means:
- You can export all your data at any time (CSV/JSON for structured, ZIP for media).
- You can delete your account and obtain deletion of your data.
- Lumos cannot sell your reports, photos, or observations to a third party.
- Lumos cannot use your data to train its AI models without your prior written, explicit consent.
The license granted to Lumos
For Lumos to host and process your data, you grant a limited license to the platform. This license is:
- Limited to the sole purpose of providing the service.
- Non-exclusive — you can use your data however you want in parallel (export, archive, transmit).
- Revocable — closing your account ends this license (subject to legal backup obligations).
It is the technical equivalent of “you keep the house, Lumos just has the keys for cleaning and maintenance.”
Depersonalized data and real estate intelligence
In addition to your strictly governed personal data, Lumos extracts depersonalized technical data from submitted reports (street address of the building, inspected systems, technical observations, date and type of inspection). This data:
- Contains no information that identifies the inspector, buyer, seller, or any other party.
- Constitutes a platform asset for Lumos and may be used to develop real estate intelligence services by address.
- Is subject to a minimum threshold of 2 inspections per building before disclosure, to prevent any indirect identification.

Why Lumos collects this data
Main purposes:
- Service delivery — create and manage your account, generate reports, process payments.
- Product improvement — analyze aggregated and anonymized usage patterns to identify bugs and optimizations.
- Technical support — respond to your requests and resolve issues.
- Communications — send account-related information, important updates, and (with your consent) commercial communications.
- Security and compliance — detect fraud, secure the platform, meet legal obligations.
Your rights over this data
