Plans and pricing
This page lists in detail the prices and limits of each Lumos plan. All prices are in Canadian dollars (CAD) and exclude applicable taxes. Prices are those in effect in 2026 — always refer to the subscription page for current rates.

Starter — Initial free access
Every new account starts with 3 free inspections. Conditions:
- To use within 3 months following your account creation.
- Beyond the deadline, unused inspections are lost with no compensation or rollover.
- No credit card required to start.
This is the opportunity to test Lumos on real cases before deciding on a paid plan.
Starter — Per-unit inspections
Once the 3 free ones are consumed (or expired), you can continue in pay-as-you-go mode without committing to a recurring subscription:

Packs do not give a quantity discount — it is just convenient to buy several at once. Purchased inspections do not expire as long as your account is active.
Best for:
- Less than 11 inspections per month (above that, Pro becomes more economical).
- Seasonal activity (e.g. only in summer).
- Avoiding any recurring commitment.
Pro — Subscription plans
When your volume justifies Pro:

Both options offer the same features:
- Unlimited inspections.
- Unlimited AI features.
- All Lumos features (Narrative Bank, customizable Report Template, BNQ Compliance, etc.).
- Automatic renewal with notice 7 days before due date.
Annual is advantageous if you are confident in continuous use over 12 months. Monthly keeps flexibility.
Multi-inspector accounts (team)
On the Pro plan, you can add other inspectors under your master account:

The owner’s seat (you) is included in your base Pro plan. Each additional inspector adds the cost above, prorated on your current billing cycle. The Pro plan supports up to 5 inspectors total (owner + 4 seats).
Upgrading to Pro with a team already in place
On the Starter plan you can already invite inspectors: they share your credit pool, with no seat fee. The day you move to Pro, those inspectors become billed seats from the very first payment.
The checkout screen shows the breakdown before you pay — for example, for an owner plus two active inspectors:
- Pro plan: $110 / month
- 2 additional seats at $99 / month
- Total: $308 / month before taxes
An invitation that has been sent but not yet accepted is not billed: the seat only counts once the inspector creates their account. A member removed before the upgrade is not counted either.

AI features — unlimited
All plans include, with unlimited use, the full set of AI functions:
- AI narrative suggestions.
- BNQ Compliance AI Review.
- Voice note transcription (Lumos Capture ).
- Text reformulation and improvement by Claude.
- Any other current or future AI function.
Every team member benefits from them.
Student plan
Free and unlimited, but subject to strict conditions:
- Enrollment in an AEC program in building inspection at a recognized educational institution.
- Your school-issued student email is required at activation (good-faith basis — no document to upload).
- Strictly academic use.
- Reports carry a training notice: “Lumos Student — Not for commercial use” (PDF and interactive report).
- The plan ends automatically 2 months after your training end date — the account then switches to Starter on its own.
- Lumos may revoke access in case of commercial use.

Taxes and billing
- All prices are before applicable taxes (GST/QST in Quebec, other taxes per your jurisdiction).
- Taxes are calculated and added at payment time, based on the billing address you enter. They appear as separate lines on the checkout screen and on the invoice — for example, $209 becomes $240.30 with GST (5%) and QST (9.975%). Renewals are taxed the same way.
- The Stripe Billing Portal displays tax-inclusive amounts and issues receipts.
- You can download your invoices from the portal for your accounting.
