Subscription

The Subscription page in Settings shows your current plan, your team seats, and gives access to the Lumos billing portal.

The two plans

Lumos offers two plans.

Starter

• $10 per inspection, pay as you go, no monthly subscription.
• 3 free inspections at signup.
• Includes:
  • Complete reports (PDF + web)
  • AI writing assistant
  • Voice capture
  • Photo and annotation documentation
  • Interactive client portal
  • Standard BNQ compliance audit
  • 15 AI messages per inspection credit

This is the plan automatically assigned to every new account. Ideal for getting started or for low-volume inspectors.

Unlimited

• $110 per month monthly; on annual, you save 2 months (10 months paid, 12 months used).
• Cancellable at any time, no commitment.
• Includes everything in Starter, plus:
  • Unlimited inspections
  • Unlimited reports
  • Advanced BNQ compliance audit
  • 200 AI messages per month
  • Priority support
  • Multi-inspector team at $99 per seat per month

This is the plan suited to active inspectors and firms.

How to choose

Quick rule of thumb: above about 11 inspections per month, the Unlimited plan becomes more economical than Starter. Working as a team requires Unlimited anyway, since only that plan allows adding team seats.

Your current plan

The Subscription page details your current plan and its features. On Unlimited, you see:

• Unlimited inspections
• Team seats: number of seats currently active, including one for the account owner. Additional seats are billed at $99/seat/month.
• The Manage team button takes you to the Your Team page.

Billing portal

The billing portal, external to the main app, groups everything related to your Lumos payment:

• Open billing portal — access your Lumos invoice history, download receipts, update your billing information.
• Cancel subscription — on the Unlimited plan, cancellation is possible at any time and takes effect at the end of the current period.
• Manage payment method — update the credit card used to bill Lumos.
