Custom contract templates — summary
Alongside system templates (BNQ, AIBQ, APCHQ), Lumos lets you create your own service agreement templates for specific cases: commercial inspection, pre-sale with specific clauses, bilingual version, variant with adjusted exclusions. This page recalls how they integrate into your stack of personal libraries. For details (creation, structure, comparison with system templates), see Chapter 10 — Contracts and agreements.
Where they are configured
Your custom templates are created in Settings > Business Configuration > Service Agreements. There you find:
- Your professional affiliations (AIBQ, APCHQ) with their member numbers.
- The default template automatically selected when sending a quote.
- Your custom templates created on demand.
- Adjustable introduction, exclusion, and signature texts.
When to create a custom template
Four typical use cases:
- Commercial inspection — the BNQ residential agreement does not cover certain commercial specifics (load capacity, networks, mechanical roof access).
- Pre-sale inspection — you work on the seller’s side; the scope and clauses differ.
- Bilingual agreement — a single FR/EN document for English-speaking clients.
- Variants with adjusted exclusions — a subset of your clientele requires different conditions (for example higher liability cap or shortened deadlines).
How they appear in the flow
When Preparing a quote (Chapter 5.4), the agreement choice dropdown lists:
- Your available system templates (according to your affiliations).
- Your personal templates created in Business Configuration.
You choose the right template for each mandate before sending. The generated PDF carries your branding and contact details, like any Lumos document.
Legal precaution
A modified agreement engages your legal liability. If you adapt the BNQ template or an association template, have it validated by your legal advisor or your association before use. Templates provided by Lumos are designed for the standard framework; any modification must be deliberate.
