Before the inspection

Project creation — centralize client, building, engagement, and all related inspections in a single record.
Pre-inspection Service Agreement (CSPI) — generate and electronically sign the pre-inspection agreement from your customizable templates.
Calendar — schedule your visits and sync with your calendar app.

On the field

Lumos Capture — native iOS app (Android coming) dedicated to field capture, with full offline mode.
Voice capture — dictate your observations aloud, automatically transcribed.
Photos and videos — capture, annotate (arrows, circles, text), classify by building section or subsection in real time.
Building section navigation — switch from one section to another during the visit without breaking your flow.

Writing the report

Narrative Bank — over 700 pre-formulated narratives, BNQ-compliant, that you can customize and extend.
Image Bank — your personal library of reusable photos and diagrams.
Ask AI — intelligent assistant that helps rephrase, structure, or extract narratives from your raw notes.
Severities — narrative classification by criticality, configurable in the template. The default BNQ template provides 7 levels: No problem, Monitor, Warning, Deficiency, Urgent, Specialist Required, Hazard.
BNQ compliance audit — automatic verification that your report meets the BNQ 3009-500 standard.

Delivery

Interactive web report — clickable, navigable, shareable version of the report, delivered to your client via a secure link.
PDF export — printable version, standard-compliant.
Read tracking — you know when your client has opened their report.

Business management

Invoicing — automatically generated from the services attached to the inspection.
Payment tracking — receivables, accounts receivable, revenue reports.
Contacts — address book of clients, real estate agents, partners.
Address-based archive — history of all inspections performed on a given building.

Customization
