Plans and pricing

This page lists in detail the prices and limits of each Lumos plan. All prices are in Canadian dollars (CAD) and exclude applicable taxes. Prices are those in effect in 2026 — always refer to the subscription page for current rates.

Starter — Initial free access

Every new account starts with 3 free inspections. Conditions:

• To use within 3 months following your account creation.
• Beyond the deadline, unused inspections are lost with no compensation or rollover.
• No credit card required to start.

This is the opportunity to test Lumos on real cases before deciding on a paid plan.

Starter — Per-unit inspections

Once the 3 free ones are consumed (or expired), you can continue in pay-as-you-go mode without committing to a recurring subscription:

Packs do not give a quantity discount — it is just convenient to buy several at once. Purchased inspections do not expire as long as your account is active.

Best for:

• Less than 11 inspections per month (above that, Pro becomes more economical).
• Seasonal activity (e.g. only in summer).
• Avoiding any recurring commitment.

Pro — Subscription plans

When your volume justifies Pro:

Both options offer the same features:

• Unlimited inspections.
• 200 AI exchanges / month.
• All Lumos features (Narrative Bank, customizable Report Template, BNQ Compliance, etc.).
• Automatic renewal with notice 7 days before due date.

Annual is advantageous if you are confident in continuous use over 12 months. Monthly keeps flexibility.

Multi-inspector accounts (team)

On the Pro plan, you can add other inspectors under your master account:

The owner’s seat (you) is included in your base Pro plan. Each additional inspector adds the cost above, prorated on your current billing cycle. The Pro plan supports up to 5 inspectors total (owner + 4 seats).

Each additional inspector gets the same features as the principal holder. See Team chapter for member management.

For teams of 6 or more inspectors, the Enterprise plan offers volume pricing, dedicated onboarding, in-person training, and custom contract terms — contact us via the pricing page.

AI quota — 200 exchanges/month

All paid plans (Starter per-unit, Pro, team, Student) include a quota of 200 AI exchanges per calendar month per account. An exchange = one call to AI functions:

• AI narrative suggestions.
• BNQ Compliance AI Review.
• Voice note transcription (Lumos Capture ).
• Text reformulation and improvement by Claude.
• Any other current or future AI function.

The quota is shared across team members (not multiplied by the number of inspectors). It resets on the monthly anniversary date of your subscription.

If you reach the quota, AI function access is suspended until next reset. You can still use non-AI functions. To request an increase, contact support@lumos.property.

Student plan

Free and unlimited, but subject to strict conditions:

• Enrollment in an AEC program in building inspection at a recognized educational institution.
• Valid enrollment proof required.
• Strictly academic use.
• Reports carry an academic watermark (not professionally deliverable).
• Lumos may revoke access in case of commercial use.

Taxes and billing

• All prices are before applicable taxes (GST/QST in Quebec, other taxes per your jurisdiction).
• The Stripe Billing Portal displays tax-inclusive amounts and issues receipts.
• You can download your invoices from the portal for your accounting.
